“Project Offers Buyers Sanctuary”
The timing couldn’t have been better.
As Calgary’s economy and new home market gain traction lost during the economic downturn, a $750-million, fully serviced country-residential community has been announced near Calgary’s northwest limits.
Watermark at Bearspaw is the vision of Macdonald Development Corp., which recently held a special reception at the site to introduce the project.
It’s on 116 hectares on 12 Mile Coulee Road between Crowchild Trail and the Lynx Ridge golf course.
The company also took the opportunity to introduce the builder group — Knightsbridge Homes, McKinley Masters, Thomson Luxury Living, Wolf Custom Homes and Astoria Homes.
“We’re quite honoured to have been chosen part of the builder group,” says Astoria Homes president Darrell Haase. “We’ve already got a list of potential clients and have started the design of our show home.”
Plenty of time was spent ensuring the support of the selected builders by ensuring there was a match between architectural standards for the community and the craftsmanship and reputation of the builders, says executive vice-president Ron Lanthier.
“The design and quality of homes built here will be inextricably linked to our delivery on Watermark’s promise to be the mark and the measure of distinctive living,” he says.
The 108 lots in the first phase of what will be a 459-home development will range from 0.11 to 0.32 hectares, says Ian MacDonald, director of sales.
Frontages will range from 80 to 145 feet, and lots will be priced from the mid-$300,000s.
Almost 45 lot reservations have already been taken, he says.
Future plans for the development also call for the construction of 101 luxury villas on a rise overlooking the detached single-family homes.
There will also be significant green space within the community that will include 19 hectares of parkland and five kilometres of interconnected paved trails.
As part of its commitment to the Bearspaw-Glendale community, Macdonald Development Corp. has pledged $750,000 to the development of a $6-million multi-purpose sports facility.
The on-site sales and presentation centre is open from 12-8 p.m. Mondays through Thursdays and noon to 5 p.m. Fridays, weekends and holidays.

Designed as a distinctive collection of estate homes framed by a naturally attractive setting, Watermark at Bearspaw will offer fully serviced estate home sites from 0.1 to more than 0.4 hectares in Bearspaw.
Rich in community features, waterscapes, open parkland and great views, the project is northwest Calgary’s only new master-planned community.
“Watermark at Bearspaw offers a new standard of estate living in Bearspaw — one that comes with full regional services and sidesteps the maintenance demands of owning a large acreage,” says the project’s website. The first phase includes 108 fully serviced homesites with frontages ranging from 80 to 145 feet.
