A lack of space won’t be a concern for those building a home in a new luxury community west of Calgary. Lots in Watermark at Bearspaw start at 82-feet wide, with a minimum of 25 feet between homes.
“It blows people away,” says Matthew Jones, associate vice-president of sales and marketing for Macdonald Development Corp. “There’s a lot of room to spread your arms and breathe.”
At build out, Watermark at Bearspaw will have 469 lots and 101 villa units on a site off 12 Mile Coulee Road.
It currently features four custom homebuilders, —Astoria Custom Homes, Homes by Us, Trickle Creek Custom Homes and Wolf Custom Homes. Watermark at Bearspaw’s first show home parade, the Street of Distinction, will open Saturday, Sept. 15, with show homes by Astoria Custom Homes, Homes by Us and Trickle Creek Custom Homes.
Wolf Custom Homes is expected to open its show home by the end of this year.
Watermark at Bearspaw recently announced Albi Homes will also be building in the community.
The builder is expected to break ground on its show home later this year, with an expected opening in the late summer of 2013.
Astoria Custom Homes’ show home is a two-storey 3,746-square-foot model with a master bedroom on the main floor and two secondary bedroom on the second floor.
The show home for Homes by Us is a 7,143-square-foot walkout bungalow with four bedrooms and a five-car garage.
Trickle Creek Custom Homes’ show home is 5,000 square feet with three developed levels, a walkout basement and two separate garages. And the show home for Wolf Custom Homes is 8,200 square feet and boasts a California/Mediterranean Revival architecture.
“I think everyone is going to be blown away by the calibre of homes,” says Jones.
A homes and land package in Watermark at Bearspaw starts at $1 million. More than 70 per cent of the 108 lots in the first phase of the community have been sold. “That’s really exciting for us,” says Jones, adding he’s pleased sales have been strong despite not having showhomes until now. The majority of buyers in Watermark at Bearspaw have been families with parents in their 40s and children ages 6 to 12, says Jones. “Many of them have a very similar story where they lived in the city and want more room,” he says, adding many buyers have come from northwest Calgary.
There are 27 homes now under construction and the first home resident of Watermark at Bearspaw is expected to move in sometime in early October. Homes in the first phase of the development are located next to large, pristine ponds. “Water is the big feature,” says Jones.
There are 17 ponds with three cascading bodies of water in the community. One of the largest ponds is next to the central plaza. Having the plaza completed prior to residents moving in is a benefit, says Jones. "We wanted people to buy in to what Watermark is, which is a family neighbourhood with amenities,” he says. The plaza includes an outdoor kitchen, a full-sized basketball court, an open field for soccer, picnic tables, an assortment of barbecue stations, a fire pit and a playground.
Location is another part of Watermark’s appeal, says Jones. “Once people go to the community, they often say: ‘It’s not as far out as I thought it was,’” he says, adding Watermark at Bearspaw is a five-minute drive from a shopping centre called Crowfoot Crossing, 25 minutes from downtown Calgary and a 45-minute drive to the Rocky Mountains.
Watermark at Bearspaw also includes 19 hectares of park land. The second phase of the community is expected to open for sales sometime in 2013, says Jones.

There are a number of reasons people flock to Bearspaw, a rural area west of Calgary.
For those who like the escape of a scenic 18-hole golf course, Lynx Ridge Golf Club and Bearspaw Country Club are both in the area. The courses are both par 71. Other highlights from the area include quick access to Glenbow Ranch Provincial Park and Bearspaw Reservoir, along with Rocky Mountain views.
